Taxes, Taxes, Taxes, you cannot get out of paying them. The only thing here is that they
are not nearly as much as you are used to paying where you are now.
We have already covered the Trust or Fideicomiso tax. That is currently around $600 USD
per year. That is determined by whichever bank your trust is held. Each bank has their
own rates. This quote of $600 USD is an average of those different rates from the banks.
The first 20 meters (approx. 65 Ft.), is owned by the Federal Government. All of the beaches in
Mexico are public and this is why. Your beachfront property then starts at that 65 ft. mark and
goes back. We have to pay to play. The Federal Zone tax is approximately $1.15 USD per square
meter (not square foot). So depending on how much beachfront you have, will determine what the
cost is each year.
The Property tax is called, Predial. For a piece of beachfront property, with a villa on it, in
Tankah Tres Bay or Soliman Bay, the taxes are around $800 per year. This may vary a little bit
but for the most part, this is in the ballpark to what they are now and will be next year.
Construction costs range from $55.00 - $85.00 USD per square foot. The type of finishing that you
choose to use is what determines the difference in cost. If you take the average of $70.00 USD per
square foot and construct a 3000 square foot villa, your cost would be around $210,000 USD.
